Prepare your Property for Sale

First impressions count; here are some tips to help you to prepare your property for sale. Take a look at your property while reading the following and make the necessary changes ready for when you take you photos and for viewings.

Does the outside of your property look attractive? E.g. do the shutters need repairing or painting? Has the GRASS been CUT and the borders edged? 

Your FRONT DOOR is the first part of your building to receive scrutiny. Make sure it is free of chips to any paintwork and it is clean.

The wrong LIGHTING can make your home feel dark and drab so how about changing for brighter bulbs in darker areas. Turn on all the lights for your photos and just before the viewers arrive.

PAINT colour is such a personal choice. If you have dark, rich colours then consider repainting in NEUTRAL TONES.

The kitchen and bathroom are heavy use areas. Maybe replace the sealant around sinks, baths, showers etc. Whiten the tiles’ joints and replace door handles on units if they are dated. 

SET YOUR DINING TABLE for a meal and include a vase of flowers to make people feel they want to eat there.

CLEAN. Buyers expect to see an immaculate home with no obvious signs of dirt.   MAKE THE BEDS. Put away the washing etc… 

TIDY UP and put things away in cupboards etc. and items not currently in use, e.g. suitcases visible underneath the bed. You won’t impress potential buyers with a cluttered house.

PETS- some love them, some hate them and some are allergic to them, so make sure that on the viewing day they are out of the house. Remove all pet bowls, baskets and (most important) litter trays.

Back garden. The first thing people like to see when they walk out the back is a tidy garden. The back garden should look like a place for entertaining.

Make sure you obtain the appropriate diagnostic reports to place in the Energy section of your Web Page and the habitable surface area of your property to include in the Habitable surface area box.

Essentially, potential buyers need to imagine themselves living in “your” space, your nice, clean and tidy home and garden!
